Recent reports that the housing market is beginning to ‘cool’ may be reflecting a national trend, but property sales in the East Midlands show little sign of slowing down if the activity in the conveyancing  division of Headleys Solicitors is anything to go by. The practice, with offices in Lutterworth and Hinckley, is also experiencing an upsurge in work from further afield.

Jackie Frampton, chartered legal executive based in Lutterworth, said: “We have definitely taken on in excess of 50% more conveyancing work than for this time last year. So if anything, we are busier than ever and there will, of course, be the usual pressure this autumn as people rush to be in their new property in time for Christmas.”

Over at Headley’s Hinckley office, the increase in activity for the division can be seen, but the market in general has also changed slightly.

Jackie added: “The initial increase in activity was mainly attributed to the number of buyers going through the house purchase process for the first time but over the last year, the profile of those buying and selling properties has become more evenly spread and we are even seeing referrals from further afield. We are currently handling transactions for clients based in other areas such as London, on properties valued at well in excess of £1m. It is still a very exciting time to be working in this market.”

  • Be realistic about prices – remain competitive if you are selling and sensible about what you get for your money if you are buying.
  • Be patient – although the conveyancing process has speeded up over the years, some elements, such as surveying or dealing with the local authority take time.    
  • Be ready – early preparation, packing, organising removals and services all help to make moving process easier and less stressful.  Make lists and make a start!
